Buyer Intelligence Tuesday: Must Have, Would Love, Can Fix

Every home search should start with three simple lists, and most buyers skip this step entirely — which is exactly why they end up overwhelmed touring homes that were never going to be a fit.

The three-list method I walk every buyer through:

  1. Must-Haves — Non-negotiables. Number of bedrooms, commute radius, budget ceiling. If a home doesn't meet these, we don't tour it, no matter how nice the photos look.
  2. Would Loves — Nice-to-haves that influence the decision between two good options, but won't disqualify a home on their own. A finished basement, a specific school district, a garage.
  3. Can Fix — Cosmetic or minor issues that shouldn't scare you off a great home in the right location. Paint color, dated fixtures, an outdated kitchen you were planning to update anyway.

This method does two things: it keeps you from wasting weekends on homes that were never right, and it keeps you from walking away from a great home over something that a coat of paint could solve.
